LEVEL 1 Survey
Condition Report:
The RICS Condition Report, also known as a Level 1 Survey, is our most basic property survey. It provides an objective assessment of the property's general condition.
LEVEL 2 Survey
Homebuyers Report Level 2:
A survey report, also known as a Level 2 Survey, is advised for most standard properties built after 1900 that have not been heavily altered, extended, or converted, and that are in generally good condition.
LEVEL 3 Survey
Building Survey Level 3:
A more detailed report, including photographs and recommendations. Advised for properties that have been altered, extended, or converted, or properties that are in poor condition.

We were recommended to Lee by our vendor’s agent who had actually seen Lee in action when surveying for the purchases of his own house. So a real recommendation which we we felt assured taking. Lee has indeed been speedy to respond, able to try and get out asap, great verbal feedback and even managed to get the very full written doc over well within his time quoted. Excellent service
Excellent service. after we booked our survey, LVB surveying were quick to book our appointment in and carried out the survey to a high standard, especially concentrating on areas of concern. Once the survey was complete, I quickly received a call to run through the report and also got the official survey emailed quickly. Would highly recommend LVB surveying to others.

I just want to say what a great experience we had with LVB Surveying. Lee carried out our L2 survey on the Tuesday and after a call to discuss afterwards, we had the full report by Thursday. Amazing service and an excellent detailed report. Top notch business.

Lee was amazing! We are first time buyers and don't have that much idea of what we needed to be asking for etc. We ended up going with a level 2 survey and Lee came back to us instantly with a competitive quote and did the survey two days later, we had a summary phone call after and then within a week had our full report! Highly recommend and will use again.

- Excellent service for a RICS Survey Level 2, which I'd highly recommend. Very professional, Lee was easy to speak with on the phone and he found space in his diary in no time, collected keys from estate agents, kept me informed, gave me a call right after the visit and then prepared a really comprehensive report in a couple of days.

We booked LVB surveying via a third party conveyancing company to conduct a L3 survey on our first house purchase and Lee was excellent from the start. Our survey was booked in for the next working day and Lee called once it had been completed to run through key fundings. We had the report a few days later which was clearly structured, and Lee was also more than happy to answer follow-up questions over the phone in a clear and understandable manner. We had some concerns about damp readings in an area of the property which were mitigated by his experience and informed perspective on the property condition.

Having had such a great experience with Lee doing the structural survey on my house purchase last year, in which the follow up questions and post survey support service was second to none, I recently had to call upon his services again to do an assessment of the work carried out on my home renovation, the standards of which have been called into question. I again had a great experience, he fitted me in quickly despite my being a good distance away from his locale. He was prompt, efficient, honest and reassuring in regards the assessment itself, and gave me good guidance on the next steps available to me as I navigate this awful situation. I would wholeheartedly recommend Lee to anyone and everyone!
